Environment and Sustainable Development
Private client: Danielle advised the multinational client in relation to its acquisition of a site specified in its tender, including drafting a heads of agreement between the client and its prospective landlord and liaising with multiple sections within the client's organisation. The project involved co-ordinating intense negotiations with various stakeholders within the client, a local property developer and numerous layers of the ACT Government, including the LDA, ACT Planning and Land Authority and Treasury.
This project showcases Danielle's deep understanding of the functioning, priorities, and processes of the planning and land management bodies within the ACT Government.
Government client: Danielle is advising a Commonwealth client on the rezoning (both Commonwealth and Territory) and development of its 701 hectares greenfield property in the ACT. This includes liaising with various public and private stakeholders as well as preparing tender documents for the procurement of a development partner for the project including drafting a development deed and ancillary agreements.

Construction and Major Projects
Government client: Danielle has advised a Territory Government client in a broad range of property matters relating to greenfield developments including:
- drafting and advising on joint venture documents (joint venture agreements, project management agreements, development agreements, sales and marketing agreements and pro forma contracts for sale) for the development of Forde and Crace estates with CIC and the LDA as joint venture partners where the LDA provided the Greenfield site and CIC developed, marketed and sold serviced properties including properties that were part of a community title scheme or unit title arrangement;
- drafting Crown leases, holding leases (also called development leases) and development agreements for numerous multi-unit, commercial and industrial sites;
- preparing EOIs and RFTs;
- negotiating agreements (eg. NBN Co, TransACT);
- advising on infrastructure and development agreements;
- drafting and managing project delivery agreements for sites with specific planning and design requirements;
- preparing documents for, attending and exchanging contracts for sale at ballots (up to 270 blocks), auctions and restricted auctions including settling those contracts;
- establishing community title schemes; and
- negotiating funding agreements with (then) FaHCSIA as part of the Commonwealth’s Housing Affordability Fund Program.
Private client: Daniele acts for a local client in its $241 million purchase of a greenfields site in Canberra and the ensuing subdivision which includes the establishment of a display village and sale of lots to builders via option deeds and to the public via auction.
Private client: Danielle handled legal work for the not-for-profit client's $6,000,000 greenfields purchase in Crace, ACT for the purpose of developing a retirement village with a commercial zone and 140 self-care units. Work included drafting and negotiating heads of agreement and contract for sale and advising the client on the implications of planning restrictions in relation to the site.
Private client: Danielle acts for a national client in its development of a solar farm in the ACT which including negotiating an agreement for lease and 30 year lease, liaising with numerous section of the ACT government and taking into consideration the requirements of the client's financier.

Government client: Danielle has advised a Territory Government client in a broad range of property matters relating to greenfield developments including:
- drafting and advising on joint venture documents (joint venture agreements, project management agreements, development agreements, sales and marketing agreements and pro forma contracts for sale) for the development of Forde and Crace estates with CIC and the LDA as joint venture partners where the LDA provided the Greenfield site and CIC developed, marketed and sold serviced properties including properties that were part of a community title scheme or unit title arrangement;

Government client: Danielle acted for the client in numerous matters involving the disposal of the client's properties in Melbourne and rural Victoria, most of which had contamination issues. This including negotiating a complex land swap between the client, a multinational developer and the local council.
Government client: Danielle assisted the Territory client in relation to the sale of its $25 million fully tenanted building in Greenway, ACT, to a national asset manager.
Government client: Danielle acted for a State statutory body in formalising numerous easements on titles for properties in rural ACT in preparation for privatisation of the client, including advising on the compulsory acquisition of an interest in some of the affected properties.
Private client: Danielle acts for a local client in its $241 million purchase of a greenfields site in Canberra and the ensuing subdivision which includes the establishment of a display village and sale of lots to builders via option deeds and to the public via auction.
Private client: Danielle advised the multinational client in its purchase of a large contaminated site in Victoria involving protracted contract negotiations imposing remediation obligations on the multinational seller post-settlement, and requiring registration of access easement subsequent to negotiations with the local council.
Private client: Danielle prepared pro-forma sales contracts for use by the client's sales agents and conveyancing team for the sale of house and land packages to end buyers in various estates in Melbourne’s outskirts.
Private client: Danielle handled legal work for the not-for-profit client's $6,000,000 greenfields purchase in Crace, ACT for the purpose of developing a retirement village with a commercial zone and 140 self-care units. Work included drafting and negotiating heads of agreement and contract for sale and advising the client on the implications of planning restrictions in relation to the site.
Private client: Danielle advised the multinational client in relation to negotiating the $23 million contract for the sale of a 13 storey building and the associated tenancy leases and licences in the Canberra CBD.
Private client: Danielle assisted the national client in negotiating the $18 million contract for the sale of a 10 storey building in Canberra's CBD and the associated tenancy leases and licences as well as preparing and negotiating a post-settlement licence agreement to facilitate tenancy fitout works by the client.

Leasing
Government client: Danielle has managed a team of lawyers and paralegals who conduct the day-to-day work for the Commonwealth client under the property law parcel for a wide range of matters, including leases of office accommodation, customer service centre and other speciality leasing throughout Australia with a specific focus on the Commonwealth National Lease and Green Lease Schedules.
Government client: Danielle acted on a range of leasing matters for the Commonwealth client in Melbourne, rural Victoria, Western Australia and the Northern Territory.
Government client: Danielle assists the national client over the past 12 months in relation to advice and negotiation of agreements for lease, new leases, licence agreements and works deeds for premises in Gosford (NSW), Townsville, Newcastle, Penrith, Melbourne, Perth and Canberra.
Government client: Danielle assisted a State government client in the development of a template lease for retail premises in NSW.
Private client: Danielle advised the multinational landlord client in negotiating a 10 year lease with a Commonwealth tenant, simultaneously acting in the sale of the building to a national investor.
Private client: Danielle assisted the national client in negotiating an agreement for lease and 30 year lease with a Commonwealth agency for a highly specialised building in Canberra.
